We want your rental journey to be simple, transparent, and stress-free. This page walks you through every step—from viewing a property and submitting your application to move-in requirements, fees, and the move-out process.
Our goal is to set clear expectations so you know exactly what to expect at each stage. Please review the information carefully so that moving into your new home is smooth and straightforward.
We charge a $25 application fee.
Showing Process
We’re thrilled you’re considering one of our properties! Once you find a home you like, please schedule a self‑showing online through ShowMojo. You’ll be asked to upload a copy of your driver’s license and provide a credit card for identity verification only—your card will not be charged.
This step helps protect our leasing agents and verify the identity of attendees. If you prefer, you may complete verification in person at 4800 T. P. White Drive, Jacksonville, AR 72076.
Application Process
If you decide to apply, please have your most recent pay stubs available, along with a pay stub from six months ago or your previous year’s W‑2. While we do conduct credit and background checks, we recognize that situations vary—so a high credit score is not required. However, we do expect:
- A minimum of 1 year of current, verifiable rental history, at a rent amount within $250 of your desired rent range.
- A minimum net income of 3.5× the rent if you're the sole applicant, for rents up to $1,250/month. For properties over $1,250/month, the requirement is 3× the rent.
- If applying with others to combine income, all applicants must be on the lease.
- No eviction filings in the past five years.
- No open judgments or collection accounts related to rental history.
- One year of stable income history.
- No open bankruptcies, and no more than one bankruptcy filed within the past five years.
- Ability to have all utilities in your name, with utilities turned on prior to move-in.
Required application documents include:
- Most recent pay stubs or monthly income deposits.
- Proof of rental history—preferably a current rental ledger. If unavailable, provide proof of payments covering the past 12 months.
- Proof of good standing with utility companies—e.g., a recent utility bill showing no delinquent balance.
- Valid government-issued ID (state ID, driver’s license, or passport).
- Social Security card or tax identification.
- Proof of 30-day notice, if applicable.
Credit Score Info:
We don’t require a specific credit score. However, we do look for positive credit references, and generally avoid applicants with:- Rental property judgments
- Repossessions
- Utility collections
- Bad checks
Move-In Process and Fees
If your application is approved and you choose to sign a lease, the following must be completed prior to move-in:
Deposits & Hold Fee
- All deposits must be paid in full.
- We offer a 14-Day Hold Fee if you're not ready to move in immediately. This fee is non-refundable and equals ½ of the monthly rent or the deposit (whichever is greater).
- At move-in, the fee will be applied toward your rent and deposit. If you decide not to move in, the fee is forfeited.
Rent Payment
- Full month of rent is required before move-in, even if your move-in date is not on the first of the month.
- Your second month’s rent will be prorated accordingly.
- Example: If you move in on the 15th of a 30-day month with rent of $800, you will pay $800 upfront; your second month’s rent will be $400.
- If you move in on or after the 20th of the month, both the prorated rent and the full second month’s rent must be paid before move-in.
Utilities
- All utilities must be transferred into your name prior to move-in.
Lease Administration Fee
- A $150 lease administration fee is due at lease signing and must be paid before move-in.
Post Move-In Fees
Once you're moved in, the following fees may apply:
- Late Fee: Rent is due by the 3rd. Starting on the 4th, a 10% late fee plus $5 per day is charged until the balance is cleared. The daily $5 late fee will stop after $100 in charges or 20 days.
- 3‑Day Notice Fee: If rent is late and there's no communication, a $75 fee will be charged for serving a 3‑Day Notice—or actual cost, whichever is higher.
- Work Order Fee: A $25 fee applies to certain work orders, such as tenant-caused damage or non–life-safety requests. No fee will be charged for repairs involving roof leaks, plumbing, electrical, or HVAC issues (unless due to tenant neglect).
- NSF Fee: $25 if there's a returned payment.
- Notice Visit Fee: $25 if we must send someone to your home for code notices, 48-hour notices, or rent collection— we will always attempt to call or text first.
- Eviction Filing Fee: Minimum of $750 if an eviction becomes necessary.
- Payment Processing Fees: Fees from our property management software may apply to online payments. These are not charged by us. You may avoid these fees by paying in person via check or money order.

Move Out
When it’s time to move out, we want the process to go as smoothly as possible. Please follow the steps below to ensure you receive the maximum refund of your security deposit.
Notice to Vacate
- A 60-day written notice is required prior to moving out.
- Rent is due in full through the notice period, even if you vacate early.
Move-Out Expectations
The home must be returned in clean, rent-ready condition, including:
- General Cleaning: All floors swept and mopped, carpets vacuumed, walls free of excessive marks, baseboards wiped down.
- Kitchen: Appliances cleaned inside and out (stove, oven, refrigerator, microwave, dishwasher). Cabinets wiped and free of food and grease.
- Bathrooms: Toilets, tubs/showers, sinks, and mirrors cleaned.
- Trash & Personal Items: All trash, belongings, and furniture must be removed from the property.
- Yard: If applicable, lawn mowed, weeds removed, and exterior free of debris.
Move-Out Inspection
- After you return your keys, we will perform a move-out inspection.
- Photos and documentation will be taken to compare the condition at move-in vs. move-out.
- Any damages or cleaning needs beyond normal wear and tear will be deducted from your deposit.
Common Fees (If Applicable)
Below is a schedule of typical charges that may apply if items are not completed:
- Cleaning Fee: $150 – $350 depending on condition and square footage.
- Trash/Haul-Off: $150 per load (minimum).
- Carpet Cleaning: $150 – $300 depending on square footage.
- Wall Repairs (holes, excessive scuffs, repainting): $50 – $200 per room or actual cost, if more.
- Broken or Missing Blinds: $25 per blind (or actual cost, if more).
- Appliance Cleaning (if left dirty): $50 per appliance.
- Yard Cleanup: $100 – $250 depending on condition.
- Lock Change/Key Replacement: $50 – $150 depending on type of lock.
Security Deposit Return
- Security deposits (minus any deductions) will be returned within 60 days as required by Arkansas law.
- A full accounting statement of any charges will be provided.
- Please provide a forwarding address at move-out or the return of security deposit may be delayed.
